Every inspection starts with a thorough visual assessment of your entire home. We check the usual suspects — bathrooms, kitchens, laundry rooms, windows — and the places most homeowners never think to look: AC drip pans, attic sheathing, crawl space joists, and the backside of drywall near exterior walls. In Dallas, where summers push indoor humidity past 60% and AC systems run 14 hours a day, these hidden spots are where mold takes root first.

Our inspectors use thermal imaging cameras to detect temperature differentials that indicate moisture behind walls. We follow up with pin and pinless moisture meters to confirm wet spots and map the moisture intrusion path from source to affected area.

When visual inspection isn't enough — when you smell something musty but can't see mold, or when you need documentation for an insurance claim or real estate transaction — we collect air samples and surface swabs for lab analysis. Air cassettes capture airborne spore counts from inside and outside your home. The lab compares the two: if indoor spore counts exceed outdoor levels, there's an active mold source somewhere in the structure.

Surface samples go to an AIHA-accredited laboratory for species identification. Knowing whether you have Aspergillus, Penicillium, Cladosporium, or Stachybotrys (black mold) determines the remediation protocol and urgency level. You'll have lab results within 3–5 business days, along with our detailed inspection report.

Dallas sits in a subtropical climate zone with average summer humidity between 60% and 75%. When your AC cools indoor air below the dew point, condensation forms on cold surfaces — supply ducts, exterior walls, single-pane windows. Add the DFW area's expansive clay soils that shift with moisture and crack foundations, and you have two of the most common mold triggers in Texas working year-round.

Post-storm moisture is the third trigger. Dallas averages 37 inches of rain per year, with the heaviest downpours in May and October. A single storm can push water through roof flashing, window seals, or foundation cracks. If the structure isn't dried within 48 hours, mold colonies are already germinating.
